This is a luxury 5 bedroom 4 bathroom 2 living room, games room. Laundry room. Tv in main room is spectrum with 100’s of channels. and 2 main bedrooms TV’s with Roku. double storey villa with own private pool with spa, on a large corner plot overlooking a small lake. We are on a conservation area called sandy ridge. We are on the borders of Kissimmee/Davenport just a short drive to ChampionsGate and Interstate 4 and off the 532 Osceola/Polk county line Rd.

There are two living areas, both with 3 and 2 seater sofas . The first living area 3 seater sofa is also a sofa bed making the villa available for up to 12 guests. There are two tables and chairs. One accommodates 6 people the other 4 people.

A very last minute trip and Caroline was very accommodating. the kids loved the pool and found the sun was heating the pool for at least 10 hours of the day making it a lovely temperature. The villa was very spacious so we had plenty of room and it was very well equipped with everything we needed the beds were super comfy! We love the area with all the shops we needed within a few minutes and the young kids loved the park down the road 5⭐️⭐️⭐️⭐️⭐️

Nice 5 bed villa in a great location. The pool is a good size and the jacuzzi is great for relaxing in after a long day.
The sheets on the upstairs master bedroom were really soft so made the most comfortable nights sleep.
Both the villa owner and the management company were super easy to communicate with whenever we had any questions xx

What a fabulous villa. Well equipped and in a great location to access everything from Disney to universal, Orlando and the 192. So spacious and in a lovely quiet location. We booked again after staying last year and really enjoyed our stay again. This time we came with friends who both commented how close to the parks we were as well as other shops. I.E. aldi. We stayed at Caroline's villa from the 5th till 19th July 2023. It's situated on a quiet street and was so easy to get to from the airport. It overlooks a water area that's plentiful with fish. In a great location with food outlets and stores a five minute drive up the road.
The villa is kitted out with all you need for the stay,apart from the food, obviously. We all enjoyed our stay and Caroline was fast to answer any queries we had when we were over there. Great size villa for our family.

A lovely 3 months stay again escaping the cold of Canada. Whether good the whole stay. We did a lot of chilling round the pool this year. Had the odd trip out to st clouds and of course looking round Walmart and publix. We played Lots of games, we had some of our family visit us while here which was really nice. We took a trip up to mount dora and stayed the night. Nice look around the town, a 2 hr boat ride through the canal, then a lovely meal then we headed home the next day. The villa was lovely and spacious and our two daughters loved there rooms as well as the inflatables for the pool. We had loads of fun in the pool as a family. The kitchen was well equipped with most essentials but need a new can opener, our host was helpful and accommodating and Caroline let us stay past check out which helped us out a lot on the day we got our flight home. A bit more information about some elements that we don’t have in the uk May have been helpful in the info book because somethings we didn’t know what they meant. Overall a lovely stay, Thankyou so much ! We did buy bin bags and then discovered them in the cupboard !! A little more information about what is around the area, take away menus would be great. Just wanted to say thank you for an amazing time at your villa. We arrived home yesterday morning, thoroughly having the holiday blues. The villa is in a great location, rooms were spacious and it had everything we needed for 9 of us for a two week stay. All the little extras left there such as inflatables, pool toys and other toys meant the children were entertained any time of the day.

We had a great time here! There’s plenty of room for us which was very nice. We have 6 kids a (aged 5-14) so having plenty of bathrooms and the games room was very nice. We appreciated the amount of dishes and kitchen ware so we could easily prepare meals. The location is perfect ! It was just the right distance from Disney world for us to feel like we had some space to ourselves each night. We also enjoyed going to coco beach one day and the drive was not too far at all!! Honestly it was amazing. I was nervous in the beginning when we booked because there was not enough pictures or details about the property. The only thing I can say is “Best mini vacation ever” This is the type of property you would like to book over and over. Not only for the accommodations and everything the host has prepared for your stay. My big plus was that we felt SAFE and also had crib, high chair etc (baby stuff) it’s a big bonus when traveling with children under 1. At the beginning we were nervous since there wasn’t many pictures on the listing but it’s Florida we are happy with anything. When we showed up easy access to the house. Pleased with all the rooms. Beds were comfy. House was clean. Wasn’t the first time staying in sandy ridge so we know the neighborhood. We actually loved the corner lot and the bushes blocking the pool for privacy. They were quick with responses! I would book through them again!

We are back for another 3 months for our winter vacation. The pool has been resurfaced and there are new bedding and towels. Caroline has also replaced the fridge/freezer. So a lot of changes. Cctv has been installed. Which is a great addition for safety plus an alarm on the patio door so you know when any one exits or enters. Caroline now has a new management company both james and his wife Sarah are very tentative to guests needs. The villa was so clean and the pool is absolutely lovely. Our second stay at this wonderful villa! We were last here in 2015 and it was great to be back. Caroline keeps the villa immaculate with the help of her management company. A few improvements since we were last here, freshly painted, new locks, Wi-fi throughout the villa, new fridge freezer and a coffee machine, much to the delight of my eldest daughter! Star bird villa is a real home from home, with all mod cons, pool, jacuzzi, bbq, games room, tv, washing machine and dryer and 5 huge bedrooms, 2 en suite. Caroline is only a phone call away and nothing is too much bother. The pool maintenance man comes once a week and the lawn and gardens are seen too regularly too. The villa is perfectly situated on a private estate with 24 hour security and is 30 mins away from the major theme parks. We are already looking forward to our next stay but due to the popularity of this villa, the next availability is one few years away!!! Thank you again Caroline for letting us stay 5 ⭐ᥧ

Just a quick post from Caroline’s wonderful villa.......if you are looking for the perfect base for your holiday this villa is ideal. We are halfway through our second holiday at this villa and we love it. The location is amazing......close to attractions, supermarket and dining options. Villa has everything you need and more.......spotlessly clean and spacious. Caroline is very helpful and caring and you will not regret booking your holiday here. I would not hesitate to recommend 100% this villa as perfect in every way.......don’t waste any time looking at other places to stay.....if your dates are available book now! What an amazing place this is. Spacious. Clean and comfortable and a great bonus to have the pool at the end of a busy, hot day. Everything here that we needed and caroline was in contact for any queries - great hostess. Easy drive to all the parks. what a fantastic villa.! it is stunning ! clean, well equipped and so much more. From the moment we arrived we felt right at home, and had everything we could possibly need to enjoy our stay. 'The location is great and only a short drive to the 192 and the i4, wefound it so easy to get around but also enjoyed the peace and quiet here. '~Caroline has been amazing right from contact to the very end. nothing has been to much trouble. The new management company are great and come out to see us and make sure we were settled and happy. The pool is fab and we are grateful that we don't have pool heat, the weather is scorching ! Got to try the fords garage at margaritaville as it is amazing! so hoping we ca come back sometime. lots of love The Ray Family *****

This was our first time in this amazing villa, it was lovely and clean on arrival and felt very homely. Very easy to get to the parks and not far from shopping malls. Universal cups were left in the cupboard and saved us a fortune with refills. Fav places to eat were I hop and chillis, Huey mangos fast food was lovely and freshly cooked chicken (better than kfc) James and family were great and caroline the owner has been amazing from booking through to the end of our stay, Thankyou so Much 🙂 Well equipped villa with everything we need. We had a fabulous time at Starbird Villa. We spent two weeks at the villa as a party of 9. Although we spent a long time away from the villa we very quickly referred to it as home and looked forward to going back and jumping in the pool. The villa was very homely and massive. The villa was only 25 mins from Disney and 30 mins from Universal. fantastic location. Just had our second years two week vacation at the villa! It was just as great as the first time!! As my grown up children live all over the place this has been the perfect place for us all to come together and spend some well needed family time. There is always plenty of room for everyone, great location, and everything you need for your stay. I especially like the pool area !!
If there is a problem it’s sorted right away!! Caroline is always quick to answer questions just love her!!

we had a brilliant holiday and love your villa, we didn’t want to come home. It’s so spacious and a bathroom each kept everyone happy. It’s in a easy accessible location to all the parks and close by to Publix, Mac Donald’s, CVS. We ate at Angus steakhouse one night and it was delicious. Your management company was very helpful.

We stayed at Caroline’s gorgeous villa between 31st October to the 12th November. Six adults and one child aged six enjoyed the facilities in this five bedrooms villa. My 23 and 18 year old sons enjoyed the games room and free wi-fi. Not to mention the live premiership football on a weekend, on top of the international sports which were also available in the large front room with one of the masters leading from it and a kitchen and table opposite. The pool area which had a great view of the lake was a great escape with the additional hot tub / jacuzzi. Eleanor enjoyed swimming in the pool whilst the remaining adults soaked up the Florida Sun surrounding the water. We were fortunate to see herons, possums and a raccoon during our stay. Perfect location to Walt Disney Area 10-15 mins away. Universal 25-30 mins. 5 mins away from supermarkets, McDonald’s, Banks etc. A separate quiet area near the entrance with another dining table 5 ⭐️

we got back from Carolines gorgeous villa on the 18th Sept we absouloutly love this place it's deffo a home to home for us it's got everything u could possibly need and want it's very spacious it's a beautiful well presented 5 bedroom villa with a great location to everything it's also got a games room and lovely swimming pool something that definatly entertained the kids we would definatly recommend this villa to anyone and we will hopefully be returning next year and 1 last thing Caroline goes above and beyond to help with every thing u need so we thank you for that the Delaney family xxxxx 5 ⭐️⭐️⭐️⭐️⭐️

I have just returned from Caroline's villa and had a very enjoyable three weeks. The villa itself is in a great location, not to far from all major attractions and close to restaurants and supermarket.
Sandy Ridge is a quiet area, the villa had two twin rooms and 3 large kingsize/ double rooms. There is also a sofa bed in the lounge. Kids loved the pool area and the games room and the free WiFi was a great added bonus.
The villa has laundry facilities and a fully working kitchen with a cooker, microwave, fridge freezer and dishwasher which was great for when we didn't want to eat out and eat at home
The tv also has Netflix and as we have an account back home we were able to log in and watch movies while we were chilling after busy days at the park.
Communication with Caroline was faultless always available and replied quickly. Would definitely return in the future.

Hi Caroline. An amazing villa with everything you need. As a family of 10 we all had plenty of room. Bedrooms are spacious and plenty of bathrooms. Great location for all Disney parks set on a quiet. Picturesque estate. Close proximity to two large supermarkets. Both owner and manager were very responsive and helpful. Highly recommend a stay.

House and property are great. neighbour hood is very quiet. caroline is very responsive to any needs. plenty of room for 4 adults and 2 kids. pool was great pond in the back was great for fishing catfish was a plus. all amenities very close. attractions are great. gatorland was the best place to visit !!! watch our for the raccoons in the trash outside !! had a wicked awesome time !! thank you Andrea. WOW a big thanks to caroline for letting us stay in her villa. we fell in love with the place as soon as we opened the door. the house was beautiful it had everything there. the rooms were spacious and beautifully decorated. with wifi was an absolute god send to stay in touch with our family back home. the pool was beautiful the kids loved it and didn't want to come home. the area was very quiet and not far to travel to the parks which was fab would definitely go back again. 4 of us stayed in Caroline's villa at the beginning of august 2016 !! it was my kids first time and i hadn't been sine i was 11 so many years ago. we fell in love with it completely and felt like it was home for the 10 days we were there.. The pool was a massive hit with us all. Great for the early mornings. when we were hot and exhausted after attending the parks. The rooms were all lovely we literally felt like we were in desperate housewives. the villa was so well equipped. having our own rooms with ensuites was so beneficial to us all as was the wi fit !! which the kids were really happy about !! starbird was literally 10-20 minutes from most of the attractions which was great for us because we didn't hire a car. we use uber 🌟🌟🌟🌟🌟

had a wonderful family holiday in July 2016 The kids loved the pool and had sun fun. the villa in excellently located for the parks etc it is so close we returned to the parks in the evening for the fireworks after our dip in the poo. We've had a great stay at the house and it's been a fantastic base for us to visit all the parks. Shopping malls & amp. Outlets ! Plenty of space for the girls to have their own rooms and ensuites and the swimming pool jacuzzi at the end of our busy days was just perfect! I just wanted to give this review about starbird villa since we've just got home, had a brilliant time staying at the starbird villa. The villa was very clean and had everything you need for a comfortable stay. Villa was very spacious and well looked after. Location is good for Disney parks and is close to i4 road which takes you to universal. Caroline was on hand day or night and was very helpful responding to questions within minutes. Just left the lovely starbird villa after 9 nights. What a lovely clean spacious villa . Could not fault it at all. Best villa we have ever stayed in by a country mile. Perfect location too. Sandy Ridge is a newer community built alongside the orange groves which border Old Lake Wilson Road and a series of ponds. Guests staying here will find single-storey 3-bedroom villas through to larger 5-bedroom villas.
The nearest Publix supermarket is on Lake Wilson Rd near Reunion, with another at the Champions Gate Village and a third towards Loughman. The nearest Walmart Supercenter is at the junction of Old Lake Wilson Rd and US192. Within the ChampionsGate area there are a number of restaurants and eateries including Olive Garden, Miller's Ale House, Chilis, 4 Corners Tavern, Tijuana Flats and Trevi's Italian restaurant. There are also smaller eateries, diners and fast-food restaurants including McDonalds, Panera Bread and a Greek grill. Travel a little further towards highway US27 and you will find a Beef O'Bradys, Cracker Barrel and a pizzeria. Alternatively, head south towards the intersection between Interstate 4 and highway US27 for the Posner Park shopping complex. Here you will find major stores including JC Penney, Target, Ross and Marshalls in addition to a selection of restaurants, eateries and a tavern.
