Enjoy your dream holiday in Orlando whilst at this three bedroom villa on Tuscan Hills. The villa has a pool deck with an outside dining area, the perfect place to relax at the end of a fun day in the parks. When it gets too hot outside, head indoors to the lounge, or make use of the pool table in the games room. The property is on peaceful Tuscan Hills, a gated community with a load of on-site facilities for guests to use during their stay. You can let the little ones run about in their own dedicated play area, before facing off against family and friends in the volleyball or tennis courts. You can also maintain your fitness regime in the community's on-site gym.
Walt Disney World is only 8.1 miles away, Margaritaville is located just a short drive away which has bars, restaurants, water park and even a spa! Berry Town Centre is minutes away from the villa where bars, restaurants and a Publix Supermarket for everything you need. Golf courses nearby are Champions Gate and Southern Dunes.

The lounge is near the entrance to property with seating for six guests on a corner sofa, around a wall-mounted flat screen TV with built in Roku accompanied by a Nintendo Switch and games as well as a set of patio doors leading out onto the pool deck, there are board games, playing cards and a large selection of books to keep you entertained during your stay.
The kitchen, with white appliances, with plenty of cupboard space and all the kitchen utensils you need if dining in and a breakfast bar for two, is to the rear of the property and adjoins the lounge. The dining area comfortably seats 6 guests, has patio doors which overlooks the pool.

The accommodation boasts a well-appointed Master suite with king size bed with Roku built in TV. There is a large closet with ample space to hang your clothes, including a safety deposit box. The en-suite bathroom has a twin sink and walk in shower with toilet facilities.
There is a further queen-sized double bedroom with Roku built in TV with a roomy closet. The third bedroom is a colourful Monsters Inc themed twin bedroom with Roku built in TV and closet. The second bathroom which is shared between these two bedrooms has a bath with shower, single sink and toilet facilities.
Both bathrooms have hairdryers and shaving sockets. There are plenty of spare towels. Beach / Pool towels are also available for you to use.

Outside, the property has its own South East facing private pool with a shady lanai and comfortable seating, ideal for eating Al Fresco style whilst taking in the peaceful and tranquil surroundings. This area is fully screened and looks out onto manicured lawns and tropical planting. For that added security with young children around the pool is safely netted. The area enjoys sunshine on the deck throughout the day. There are sun loungers too for the serial sunbather.
During the evening the deck and pool light up so you can not only enjoy relaxing outdoors during the day you can also enjoy the seating area in the evening while enjoying a glass of wine or cool beer.

We had the most wonderful 2 week stay at Toni's Villa, Tuscan Hills, Davenport for our recent holiday to Orlando!
A lovely, quiet neighbourhood, only a 20 minute drive from Walt Disney World, with lots of supermarkets and popular restaurants a short drive away. The clubhouse has a tennis court, beach volleyball court, and a gym which was only a short walk from the villa. The driveway can comfortably fit 2 cars, and there was never much traffic in the Tuscan Hills community.
The villa was well equipped with everything you would need for a holiday, 3 spacious bedrooms and air conditioning - which we were very grateful for in the Florida heat!
Although we didn't use it, the children's room was beautifully decorated for any Monsters Inc fans, so I am sure it would make any child's stay a lot more magical!
The 2 bathrooms were clean and well maintained, and the pool was a lovely size with 4 loungers for sunbathing.
We would definitely recommend this villa. Sam has been brilliant and communicative throughout the whole process, and we would love to stay again in the future!

We've just got back from staying at Toni's Villa. It really is a home from home. Everything you could possibly need is there and been thought of from hair straighteners, to water proof phone pouches, games and tupperware! All rooms are beautifully presented and spotlessly clean. It is located in a quiet area but close enough to shops/restaurants and only about 20mins from Disney. The Communication from Sam has been superb. Just back from a 3 week stay at Toni's villa and loved everything about this stay. The photos on fb don’t do this villa justice the rooms are massive lol. From the booking process throughout Sam has been great and always got back to us quickly. The pool is a great addition we couldn’t get my son out it. There are plenty of shops, restaurants and bars near by which was great. The villa has a pool table, board games and a Nintendo switch for your use and a great selection of channels on the tv. The WIFI worked great also. We were lucky enough to see a rocket launch from the pool area of the villa which was fantastic. Defo recommend this villa for your stay in Florida. It is roughly 20-25 mins to Disney depending which park you are visiting that day and roughly 40 mins to universal depending on the traffic which was ideal for us.

We have stopped at a few places in Orlando and this is by far the best for location, space and who can fault a pool right outside your door. Well 2 weeks have passed since we left the villa and still have the holiday blues. From the very first message enquiring to the last I have nothing but praise and thanks to give to the owners. The villa was more than we expected with my husband commenting as soon as we walked in to how much more spacious it felt compared to the photos and the girls "screaming" as they went in to the twin room. The home from home feel of the villa made me feel comfortable, safe and relaxed. I mean who wouldn't when you can wake up and sit with a coffee at your own personal pool - which may i add has been the best pool with a villa size and depth wise we have ever experienced. Just returned from a super relaxing week at Toni’s Villa. This was a last minute trip for me, booking just 3 days before I flew out. Booking with Sam was stress free and easy, and the villa was lovely and clean when I arrived. The gated community of Tuscan Hills is nice and quiet, but still close to all the attractions with main roads easily accessible.
The main aim of my trip was to meet up with friends who live in Florida, and also to relax and enjoy some sunshine. The south east facing pool was perfect for that as I had the sun all day long around the pool. I would definitely recommend this villa and look forward to staying there again.

The Villa is in a lovely gated community, which was quiet, clean and safe. The villa itself is spacious and clean, and equipped with everything you could need. The pool area is lovely, in the sun for majority of the day and maintained well - I miss bobbing around in the pool so much!!
We had one very minimal issue and it was sorted immediately with no stress. Communication with Sam from start to finish was brilliant, couldn’t have asked for more. We had the best time at Toni’s Villa and would highly recommend to anyone and hope to return ourselves one day!

This is a lovely maintained villa with an excellent pool area and everything else you need for your stay! We were blown away by how clean the villa was when we arrived!
The Villa is located within a really nice and secure gated community, with supermarkets, good restaurants, fast food and Starbucks all nearby!
Excellent WiFi, TV’s and a Pool Table means you won’t be bored during your time-out from the Disney Theme Parks, which are only a 20 minute drive away!
Sam is a breeze to deal with and replies to emails and messages almost instantly!! Can’t wait to go back!!

We stayed at Toni’s Villa during February this year. The Villa was very spacious for us with the kids having a bedroom each, when we could drag them out of the swimming pool or garage where they enjoyed the pool table. The master bedroom has a very large bed, to the point where our king size at home now feels like a single! The Villa was clean and the owners were very helpful both before and during our stay. It’s on a great little estate with everything you need within a 5 minute drive.

Toni's Villa exceeded our expectations. It is extremely well maintained, exceptionally clean and very well equipped.
We stayed 12 nights and whilst the parks (only 20 minstrel away) were our focus we had several days/half days in the villa and really enjoyed ourselves. The pool is lovely and the local food deliveries available are extensive. We really enjoyed the Greek and Mexican foods available.
Locally there is a great sports bar and a great Publix supermarket. The gated area the villa is on is very well kept and secluded/quiet. Very safe and well located.
Highly recommended villa and we will definitely book again when we return.

The location of the villa is great, just a short drive from the Disney parks (approx 25 mins) with countless restaurants nearby in Davenport, and within easy reach of supermarkets.
One of the most important factors for us when arranging accommodation is communication, and Sam was brilliant from the initial booking all the way through to the end of our trip, answering any queries along the way.

OMG where do I start? The villa looked amazing when we pulled up in the taxi, but as we opened the door we were taken to a whole new level. Clean, fresh homely making it all the more inviting, it was so beautiful we felt right at home and relaxed. We dropped our suitcases and headed straight for the pool where we stayed for the evening. Got to say we are coming back in 2025 without a doubt, its already booked before we have even started to pack to come home. It's location is fantastic for not only Theme Parks but it's a short drive away from a good selection of bars, restaurants and supermarkets. It's also.a 15 minute walk to Berry Town Centre( handy hint.. cross at the lights nearest the entrance to Tuscan Hills or you'll add a few minutes on 🙈) We'd definitely recommend Toni's Villa for your Orlando vacation. We had a great 16 night stay at Toni’s Villa. The layout is open, one level and spacious so really suited our family. Our kids especially loved the Monster Inc themed bedroom and of course the warm swimming pool. We referred to Toni’s Villa as ‘home’ throughout our stay. We looked forward to a swim and relax after days in the park. Tuscan Hill’s is a lovely, quiet, gated community and is in a good location being very close to Disney and lots of restaurants. I have booked a few different villas over the years and Sam has been the most responsive and helpful owner, from initial enquiry through to swiftly returning our deposit once we got home. Stayed at Toni's Villa in January just past with my 2 young daughters and we just loved it. The villa is decorated to a high standard and attention to detail is second to none. It was extremely clean and very well equipped. The girls loved the pool as well as the games room. The villa is situated in a good location, close to the Disney and Universal Parks. Since our first booking enquiry Sam has been such a great host with excellent communication to guests. Unfortunately our holiday was delayed due to Hurricane Ian, but Sam couldn’t do enough and was very reassuring during an uncertain time.
The villa was lovely and all that we had hoped for. It was presented very well for our arrival. The rooms are all very spacious and well decorated, clean and comfortable. All the amenities you would want are supplied even down to pool towels. The lounge and dining room we’re great spaces, it even had the most comfortable sofa I’ve ever found in a rental home. The outside area is very nice, with a lanai and nice outside table and chairs together with relaxing sun loungers. Lovely to spend October mornings/evenings outside (The pool area and pool has the added bonus of lighting). Pool was just the right size.
The villa is located on a quiet gated community off the 27 and is easily accessible to supermarkets, restaurants and, of course, all the local theme parks.
We thoroughly enjoyed our stay here and didn’t want to go home.

We had an incredible two week stay at Tony’s villa in September. Sam was brilliant and kept us informed right through from when we first booked two years previous to when we got there, checking we had arrived safe and also when we got home. The Villa was very clean and looked great after its recent refurbishments! We only used one of the bedrooms, which was really spacious and the bed was very comfortable. The living space is huge and the outside area is lovely too. We had everything we needed and more. The location was perfect too and was close to loads of nice places to eat out, as well as the parks. It’s located in a quiet gated community and felt really safe.
We wouldn’t hesitate to recommend the villa and Sam, and hope to be back again one day!

We have not long returned from a 3 week stay at Toni's Villa and could easily have stayed for good!
We had waited almost 2 years for this holiday due to Covid and it was certainly worth the wait. The villa is like a home from home & was everything we could have wished for. Location wise it is excellent and within a secure gated community with easy access to supermarkets, shops, restaurants and the all important disney/universal parks.
The villa was well stocked with all the household utensils you will need along with numerous towels etc.
Great sized pool which gets the sun for the majority of the day and plenty of loungers to chill out on. And for those who like to relax & unwind, there is perhaps the most spacious and comfortable sofa I have ever sat on.
Samantha was an absolute pleasure to deal with and the villa is a credit to her and her family.
We would have no hesitation in recommending this villa to anyone and we will most definitely be looking to book our next visit as soon as possible.

We are back from a 3 week stay at Toni's villas and am pleased to say it did not disappoint. Sam was very responsive to texts to answer any queries we had before and during the holiday. The Beach towels throws and pool heating were a welcome addition and choice of welcome packs was a great bonus to get the holiday off to a good start. Once home the damage deposit I was required to leave was paid back swiftly within 48 hours. The pool area is well equipped and so is the kitchen we cannot recommend this villa enough and in our opinion it offers exceptional value for money and a fantastic base for your holiday the villa has a real home from home feel.

Tuscan Hills is a lovely quiet gated community with easy access to all the theme parks, shops and restaurants. The villa is clean, comfy and spacious but much more importantly Sam is a thoughtful and helpful owner which makes a huge difference. We were the first UK holiday guests to have used the villa for a long time due to Covid19 travel restrictions, and Sam was highly responsive and happy to quickly sort out initial minor hiccups. She has also appointed a new agent (Kevin) who provided a helpful local contact.

My husband & his colleague recently rented Toni’s Villa while on a work trip to Orlando/Davenport. Although he has stayed in other vacation homes on previous trips to Florida, this one has left a wonderful impression on him.
He said that from the moment they walked into the house, they knew they would enjoy their time there. Everything was of the highest quality & the area was perfect. It’s in a lovely gated community & within easy access of all the main motorways.
The house itself had 3 wonderful bedrooms, each had a tv, lots of storage space & were very generous in size. All the linen, towels & accessories needed were also plentiful. The house was immaculately clean & there was clearly no scrimping when it can to the furnishings. He actually said the sofa was the most comfortable one he’s ever sat on!
The internet speed was exceptional (above 350 mbps) & there was so many television channels available, meaning he could watch the football as well. There was even a games room

So our time at Toni’s villa is coming to an end as we leave tomorrow to start the 2nd part of our vacation. We have enjoyed staying here, it instantly felt like home, cosy and quaint on a lovely gated community. Close to all the attractions, Disney, seaworld and universal and around the corner from the local supermarket Publix where they sell British treats (baked beans) amongst other home foods. And Apple bees my favourite restaurant and the reason I return to America time and time again. But I would definitely stay at Toni’s villa again over a hotel. Tuscan Hills, Old Lake Davenport
Tuscan Hills is a newer gated resort, with Mediterranean styled 3, 4 and 5-bedroom villas with private pools. Guests can also enjoy the clubhouse which has a fully equipped exercise room, private office room and games room. Outside, there tennis courts, a sand volleyball court and children’s play area.
There are a number of local shops, eateries and service stations on the nearby section of highway US27, with a Publix supermarket located at Berry Town. There is also another Publix supermarket conveniently located on US192 at Summer Bay, with a Aldi supermarket opposite. The nearest Walmart supercenter is on US27 just north of the junction with US192. You will also find a selection of smaller local shops adjacent to these supermarkets. Head north on US27 for a selection of restaurants and eateries which include Chilis, Five Guys, Hurricane Grill, Taco Bell, Arbys and the Wolfhound Irish Pub. Alternatively, travel towards Kissimmee on highway US192 to the Rolling Oaks Common complex for more restaurants, which include Paradise Cove Grill, Bahama Breeze, Longhorn Steakhouse, Olive Garden, Millers Ale House and a Texas Roadhouse.
