Minimum stay: 5 nights, except Easter and Christmas/New Year: 1 week. We can sometimes accept bookings for less than 5 nights, but we charge a cleaning fee of $100 for stays of 4 nights or less.

A deposit of £100 or $150 per week (maximum £400 or $600) confirms a booking, unless check-in is less than 10 weeks away. The balance is due 10 weeks before check-in.
Security deposit: we ask for a refundable security deposit of £200 or $300.
Pool heating: We charge £15 or $20 per day for pool heating, which is recommended from November to March. Please notify us in advance if required, so that it can be turned on ready for your arrival. This villa was everything we hoped it would be. It is situated on a gated community built around a golf course and has stringent rules to ensure the community is picturesque and safe. The site is also conveniently next to a huge Walmart where you can buy anything! The owners have been extremely pleasant and bent over backwards with information to give us a trouble free and enjoyable stay.
The villa itself is very well maintained, well decorated and fitted out with all the amenities you could wish for, in particular there was nothing better than relaxing in the heated pool after a tiring day in the Orlando parks.
If you are looking for somewhere to stay that has everything, is easy to book and very well priced look no further, we would thoroughly recommend staying here!

We had been to Southern Dunes many times and once again had a lovely three weeks at the villa.
The villa is set on a lovely spot overlooking the 17th fairway where you can have hours of fun watching the golfers (ranging from very good to not quite so good) as they play the hole.
Southern Dunes is a very peaceful, well located, gated community with a clubhouse open to all that serves good value food and drink.
The villa is well equipped and contains everything you need for your stay. The pool area is large and also well equipped.
Martin and Susan were very easy to communicate with and also very helpful.
We are sure you would have a lovely time if you decided to book the villa.

A very well equipped villa that accommodated the 6 adults who stayed very well. It was a peaceful location and felt very private around the pool when sunbathing, with sun on the patio all day. The table and chairs provided the much needed shade under the lanai when eating.
I was very impressed with the quick responses to any of my questions at the time of booking and all the details regarding our stay were sent through in plenty of time, as well as the quick return of my deposit monies.
Will definitely look to rebook! Thanks for a great stay.

We had a wonderful stay at the villa. Perfect in every aspect. The villa is on a secure, gated estate around a lovely golf course, ideally located for the Disney and Universal parks and for exploring Florida. The villa was wonderful, a south facing pool bordering the golf course, private and not overlooked. The villa was clean and very comfortable and as noted by others, very well equipped, nothing else you need. Martin and Susan were very helpful and always communicated promptly. A very convenient large Wallmart supermarket is next door to the estate entrance together with shops and petrol station etc. The information and tips and villa folder was 1st class. Very much appreciated. Would fully recommend the villa, you won't be disappointed. Thanks so much Martin and Susan for making our holiday just fabulous.

We were very impressed with this south facing villa looking out over the golf course. It has everything you would expect of a Florida villa including the essential WiFi and even free telephone calls. All this within a gated community - first class.

That was a great stay in a nice villa on a very nice course. Everybody in my group where very please with my choice of villa and enjoy the tranquility around. The house is big and very useful , even for a group of guys like mine ( we where 8 ). It's close to supermarket , restaurant and not far from other golf course. I will be back there if I book another golf trip in Orlando.

I have now stayed in three villas in Southern Dunes. I stay here every time I visit Florida now, and will continue to do so as the location is perfect.
It is just far enough to be perfectly peaceful, away from the busy tourist life that follows the theme parks etc. But it is also within a nice easy 25 minute drive of all the parks and shopping areas. I love southern dunes.
The community is so beautifully kept, and has such a nice calm, peaceful, holiday atmosphere to it.
I have to say of the three villas I have stayed in, this one is definitely my favourite. The open kitchen, living area is perfect for groups to hang out in, cook and eat together. We spent a good few lunchtimes and some evenings all in the same room, having a nice relaxing time on the days we were not out and about.
The pool area is everything you need, we heated the pool during our stay which was a good decision so not too much of a shock when diving in out of the florida heat.

Wonderful villa
We have recently returned from a marvellous vacation in this lovely villa in Southern Dunes. We had previously been to Sourhern Dunes, so chose the area again because we enjoy accommodation slightly away from the parks (approx 25minutes drive). The gated community is peaceful, well managed & safe. For our family we love having the balance between the action packed theme parks & the quiet villa area.
The villa itself is well kept, having 4 spacious bedrooms, three bathrooms, a beautiful newly refurbished kitchen, together with a gorgeous swimming pool and decking area. We really felt the villa was a home from home & perfect place to relax. The pool was a particular highlight, in which we spent many hours enjoying the sunshine.
Southern Dunes has a Walmart just before the entrance to the gated community and so it was easy to pick up food to cook in the fully equipped kitchen. In addition there are a wealth of different types of restaurants nearby.

Southern Dunes, US27 (South) / Haines City
The Southern Dunes Golf & Country Club borders is a gated community which borders the PGA-rated championship golf-course of the same name. Offering 3 and 4-bedroom vacation villas, guests can also enjoy the clubhouse, communal pool, gym and tennis courts.
Alongside the junction of highway US27 with Interstate 4 is the Posner Park shopping complex. This has a conveniently located Target supermarket, as well as a JC Penney, Ross Marshalls and other retailers. The nearest Publix supermarkets are south of the Interstate 4 junction on US27 and in Haines City, which is where you will also find the nearest Walmart supermarket. Bordering this section of US27 and the Posner Park complex are a number of restaurants including Denny's, Bob Evans, Five Guys, Burger King, McDonalds, the Davenport Ale House and other diners. Head to Haines City for more well-known chain restaurants, plus Sonny's BBQ and Manny's Original Chophouse. With an ever increasing number of restaurants in the area, you can always stay local in the evening. However, you also have the option to travel north towards the ChampionsGate area where you will find an Olive Garden, Miller's Ale House, Chilis, Ford's Garage, 4 Corners Tavern, Tijuana Flats and Trevi's Italian restaurant.
